This multi-unit project was a collaborative effort between our team and a client. Situated on a site with an easement along its eastern boundary, our architect devised a clever solution: positioning the driveway along the easement, thereby enabling the approval of three 3-bedroom units.

This particular site had been overlooked by many, presenting ample opportunity for negotiation on price. Additionally, the extended 9-month settlement period provided flexibility for both parties to finalize details and prepare for construction. Through strategic planning and effective negotiation, we successfully maximized the potential of the site, delivering a profitable and well-designed development.
